Experience in creating an investment fund
Creating an investment fund for conducting investment activities and allocating roles and responsibilities among the shareholders. I have been realized next tasks:
• Developing and agreement upon the fund model with the main shareholders, including the selection and approval of jurisdiction, tax type, financing procedures, as well as dividend payments.
• Conducting of detailed structuring, company formation, and oversaw the legal aspects of document preparation. Monitoring the registration of tax documentation and obtaining necessary permits and certificates.
• Developing of internal policies regarding share classes and shareholder rights.
• Developing of investment procedures and creating a standard "investor package."
• Selecting of pre-round cases and investment initiating.
• Conducting the first round of investment.
• Continued operational management of the fund.
Real estate investing experience
I had many experiences with investment in commercial, logistic, and industrial property. I consider commercial real estate investments to be among the most profitable and liquid ones. The payback period for such projects during the period of 2020-2021 ranged from 3 to 5 years.
Also, my experience shows that investments in warehouse and logistics real estate yield good results, with an IRR of 15-18% over a 7–10-year investment horizon. As part of the preparation for approval and financing of such projects, I performed the following tasks:
• Selecting of investment properties.
• Monitoring and conducting a "desk" technical audit and legal due diligence within my expertise. Consulting with lawyers and specialized professionals.
• Building the investment and return model, testing, and risk management.
• Accepting of preliminary negotiations and concluding commercial agreements with anchor tenants. In Ukraine, these are representatives of national and local-level systematic retailers.
• Based on the conducted analysis, I provided an indicative proposal with the conditions for entering the asset. I engaged in preliminary negotiations.
• Defending of selected projects at the investment committee.
• Participation in structuring of agreements and asset acquisitions.
• Overseeing and implementing of planned management strategies until the planned exit from the investment.
Crisis management experience
The crisis in the commercial real estate rental business, which started at the end of 2019 during the quarantine restrictions and further intensified from 2022 due to the military actions in Ukraine, prompted decisive and unconventional actions. The main goal was to preserve existing tenants and prevent an increase in vacancy rates. Therefore, I developed and realized the following strategies:
• Hybrid discounting or deferral of rental payments, excluding operational and utility expenses.
• Balancing commercial terms in a way that stronger tenants "compensated" for the shortfall from weaker ones.
• During the heating season, vacant spaces were offered for free for a period of 6 months, with a contract term of one year or more.
• Work was carried out with brokers, offering an increased commission for bringing in new tenants.
This strategy proved successful in the long term as it allowed small and medium businesses to continue their operations and even increase their profits. With an average vacancy rate of about 15% in the portfolio, consumer flows did not significantly decrease, and from June 2022, 75% of tenants returned to pre-war payment levels. The strategy of providing free space helped fully occupy an 11,000 sq.m. warehouse, enabling the investment to meet its planned timeline.
Review of engineering experiences
Since 2006, I had been engaged in the development of project documentation. I started as a Technology Engineer and later worked as a Lead Engineer for some projects. I had a deep understanding of this field, and I have been involved in over 50 major projects, including industrial and commercial real estate. The scope of my work included:
• Gathering initial data and obtaining technical requirements for design.
• Developing project documentation from sketches to working documents.
• Assigning tasks to other specialists and monitoring the timely and quality completion of assigned sections.
• Coordinating project decisions with regulatory authorities. (Comprehensive project expertise, architectural management, energy services, ecology, sanitary inspection).
The main specialization of the enterprise is in the oil refining industry, including oil depots, filling stations, and metal processing plants. Additionally, I participated in the design of commercial real estate, catering facilities, and light industry enterprises, as well as residential construction.
Since 2009, I had been consulting on reconstruction issues and was involved in projects related to the reconstruction of architectural monuments in Ukraine.
Since 2010, I had been conducting audits of project cost estimates, providing comprehensive economic and technical evaluations of the project implementation process, which includes:
• Professional analysis of cost estimates.
• Evaluation of the correspondence between the cost of construction materials and market prices.
• Assessment of the actual cost of planned construction.
• Accuracy in applying prices, limited expenses, and other factors.
As part of the project research activities, I conducted technical inspections of buildings and structures, which included the following tasks:
• Visual inspection of buildings and structures.
• Measurement of structural elements, buildings, and structures.
• Instrumental inspection of construction elements.
• Performance of verification calculations for the load-bearing capacity of construction elements.
Some notable projects I had been worked on include:
• Poltava Mining and Processing Plant (Ferrexpo): Modernization of the iron ore pelletizing plant.
• Kremenchuk Steel Foundry: Reconstruction of the molding workshop.
• Several gas stations (WOG, BVS, SHELL) in the Kiev and Poltava regions.
• Oil depot with a capacity of 4,000 tons of petroleum products in Lubny.
• Biodiesel and glycerin production plant.
• Trade center "Amstor" with an area of 50,000 square meters.
